Opening: Senior Project Manager
Location: Portland, OR

Who We Are:

Local general contractor specializing in Multi-family residential, Mixed-use, healthcare, education, and industrial projects. They value building relationships in addition to fantastic meaningful projects; both of which are central to this role that reports directly to the Executive Team!

What You' ll Do:

  • Leads, supports, and promotes a culture of diversity and inclusion. Understands policy of non-discrimination and ensures positive, proactive implementation throughout
  • Leads and participates in all aspects of the project-specific safety plan and creates a culture of safety awareness by demonstrating a commitment to an injury-free environment through individual actions and mentoring others--
  • Investigates safety incidents and supports the training of staff as needed
  • Understands the preconstruction process from the conceptual phase through GMP development
  • Assists in leading the Estimating Department and productivity analysis
  • Leads or provides support to the Executive Team for preconstruction meetings with Clients
  • Oversees Project Team during the development of preconstruction estimates
  • Identifies, understands, and actively manages project risks
  • Assists development and management of the project business plan to maximize financial success
  • Implements and manages the operation and administration of complex construction projects
  • Utilizes awareness, experience, and knowledge to identify problems and recommends solutions for review and implementation by the Project Team
  • Manages deliverables provided by a variety of internal resources and functions such as IPD, logistics, self-perform, etc.
  • Engages in business, industry, and community activities to build and strengthen external relationships
  • Reviews and approves expense reports
  • Negotiates project issues including change orders, contingency expenditures, and appropriate fee enhancements
  • Completes scope review and bid analysis, including the award of subcontracts
  • Collaborates with the marketing team on related presentations and marketing activities
  • Manages the pre-project start checklists
  • Supports the preconstruction team including quantity takeoff, trade coordination and scope of work development, scope review, bid package development, schedule development, bid list creation, and bid advertisements
  • Leads planning and implementation of buyout schedule; verifies pricing and scope, identifies successful bidders, provides gap analysis against initial scope, and manages the issuance of subcontracts
  • Manages the submittal schedule setup and coordinates priorities with the team; reviews and approves all shop drawings and samples prior to submittal to Architects and/or Engineers
  • Ensures approved submittals are returned to Subcontractors and made available to the Project Team per the project schedule and contract
  • Coordinates logistics to obtain pricing on materials and equipment
  • Consults with the Executive team to ensure approval and/or bonding requirements for Subcontractors; reviews decisions with Project Executive. Provides ongoing risk analysis of Subcontractors throughout the project lifecycle
  • Coordinates with various stakeholders of the project including but not limited to the Owner, Developer, Subcontractors, Field Team, Design Team, Vendors, Suppliers, etc.
  • Disseminates change requests to Subcontractors for pricing and schedule input; gathers and evaluates Subcontractor pricing to confirm accurate costs
  • Prepares, submits, and obtains Owner and/or Architect approval for change requests
  • Leads project meetings; OAC (Owner, Architect, Contractor) meetings, monthly and progress reviews
  • Completes monthly Subcontractor and Owner payment application process
  • Prepares project schedule with the Project Superintendent; gathers input from the Project Team and utilizes Lean Principles, develop and update the project schedule for preconstruction and construction activities, manage materials, labor, and procurement logs to ensure appropriate resources are in alignment per the project timeline
  • Identifies potential schedule impacts including, but not limited to scope, weather, workforce, and facilitates mitigation plans to avert foreseeable concerns
  • Provides proper documentation for decisions affecting various aspects of the project such as budget, schedule, legal, quality, and/or safety with current best practices for documentation requirements
  • Provides a variety of regular reporting and analysis to Project Team(s) to communicate overall project status and profitability
  • Prepares monthly cost and margin forecasts with input from the Superintendent and reviews with the Project Team; participates in the development of the project budget, regularly reviews costs associated with the budget, and highlights discrepancies to enable improved financial performance
  • Leads overall project closeout process using best practice standards, tools, and processes such as the close-out punch list, financials, subcontracts, warranties, etc.
  • Interfaces with the regional and/or company legal counsel as appropriate
  • Deploys people and leadership skills with the construction field team with the SuperintendentWhat' s In It For You:

    What You Need To Have:
    • Bachelor' s degree in construction management, engineering, or related field
      • In lieu of the above requirements, equivalent relevant experience will be considered
        15+ years of construction management experience
        • Experience in commercial multi-family housing, civic construction, scholastic construction, market-rate housing, and a thorough knowledge base in structural concrete and wood framing
        • Proficiency in scheduling software such as p6 or MS Project
        • Proficiency in project management and accounting software such as Foundation (Intermediate)
